Texting is the fastest way to reach a renter. It's also the channel with the biggest fines: $500 per text, up to $1,500 if willful. Here's how to do it right.
1. Get written consent, the right way
Put an unchecked box next to the phone field. The exact wording we use:
Save the time, the page, the IP address and the exact wording for at least four years.
2. Register on 10DLC (A2P)
Every business texting from a regular 10-digit number must register its brand and campaign. Carriers have blocked unregistered traffic since February 2025. Registration often takes 1 to 3 weeks, so start on day one.
3. The sending rules
- Only 9 a.m. to 8 p.m. in the renter's time zone.
- Honor STOP right away.
Also "unsubscribe," "please stop" and similar replies. The legal maximum is 10 business days. Don't wait.
- Same text, same timing, for every lead.
No branches on household size, income source, language or name.
- Never ask about children, disability, vouchers, religion, origin or immigration by text.
- A form inquiry is not marketing consent.
It allows a reply about their question, not ongoing promotions.
