INTRO: solved once, brought back for the next.

INTRO builds mass-timber apartment communities. We built the leasing site, tour booking and follow-up for INTRO Cleveland. Then they brought us back to do it again for a student housing lease-up in Columbus.

We don't publish a client's leasing numbers. That's their business. Here's what we built, what we were solving, and what happened next.

01ClevelandAugust 2026 · Ohio CityLeasing campaign

Ads were bringing people in. Tours weren't keeping up.

INTRO Cleveland had interest and ads running, but too much of it ended in a form and a wait. The job: turn interest into booked tours, fast, and follow up with everyone else.

What we built

  • A new leasing site with 16 floor-plan pages, each with its own link
  • Tour booking on the page, plus custom reschedule and cancel pages
  • 15 emails and 8 automations: confirmed tour, reminders, no-show recovery, guide delivery, follow-up for people who didn't book
  • The Insider's Guide to Ohio City, delivered on request
  • A chat assistant trained on the property
What happened

The site went live in about a week, and tours started booking straight from the site. Then INTRO asked us to do it again for their next property.

02ColumbusOctober 2026 · Near Ohio StateLease-up · student housing

A brand-new student building, a pre-leasing deadline.

The tallest mass-timber student housing community in the U.S., pre-leasing for fall with very little time. Two buyers at once: the student and the parent who co-signs.

The parents page
A whole page for parents: costs, the lease, guarantors, who to call.
Interactive city guide map
An interactive city guide: 110 places with walk, bike and bus times.
Cost section with all-in prices
All-in prices per bed, so nobody's surprised at signing.

What we built

  • A leasing site with 17 floor-plan pages and pages for each kind of renter
  • A parents page, and a guide made for parents too
  • An interactive city guide with real bus lines
  • Phone and laptop versions of the leasing guide
  • Every lead piped into the property's own AI scheduler, with ad tracking on every page
Where it stands

Approved by the client and the owners, and live in October. It's early, so we'll share how it goes once the season plays out.

What carried over

Why the second one went faster.

Columbus didn't start from zero. It started from what worked in Cleveland, which is exactly how every build of ours starts.

Booking up front

The tour picker lives where people already are, not three clicks deep.

Follow-up that runs itself

Confirmations, reminders and no-show recovery from day one.

A guide worth asking for

The leasing guide doubles as the lead magnet.

The rules built in

Fair housing copy, consent on every form, all-in prices.

Built in partnership with Spark Agency, who ran INTRO's advertising. Screens shown are from our builds; we don't link to client sites.
