We live and work in the Inland Empire, a short drive from LA, Orange County, San Diego and Palm Springs. We know California's rules because we work under them every day: 16 protected classes, all-in pricing, texting consent, Spanish-language leasing. Arizona and Nevada are right next door, and they're next.

Agency pricing is from published industry ranges (LeaseRadius, Brindle Digital). Software ranges are from public pricing for AI leasing add-ons. Your mileage will vary; ours is on this page.
We know the rules, so your ad account and your number stay safe.
The mistakes that get managers fined are built out of every template.
Fair housing
Every ad describes the property, never the people. Meta's Housing category, every time. Equal Housing Opportunity on everything.
Texting (A2P 10DLC + TCPA)
Registered numbers, clear written consent on every form, texts only 9am to 8pm, and STOP always works.
Email (CAN-SPAM)
A real sender, a working unsubscribe, and warmed-up sending so your messages land.
All-in pricing
The total monthly price, with every required fee, is the biggest number. California expects it.
Honest images
No AI photos of real apartments, ever. Altered photos get labeled.
AI that tells the truth
Our chat says it's automated, answers "Do you take Section 8?" with "Yes, all lawful sources of income," and hands accommodation questions to your team.

Research, not legal advice. Researched October 2026; we re-check it before every release.
You talk to the person who builds it.
I'm Demetrious. I've built leasing sites and lead systems for companies for years, including INTRO in Cleveland and Columbus. Now I'm bringing it to the West Coast, from Redlands.
How leasing campaigns work, in plain words.
Questions property managers ask first.
Do I need a long contract?
No. Always-On is month to month. Lease-Up has a 3-month minimum. A main website is included only with a 12-month agreement; otherwise it's $2,500 once.
Who owns the ad account?
You do. You own the ad account and page and pay Meta with your own card. We get partner access and do the work. We never mark up your ad spend.
Can I keep my office number?
Yes, your office number stays exactly as it is. Our tracking number goes on our ads and pages, so every lead is measured, and it forwards to your team.
Does it work with Entrata, AppFolio, Yardi or RentCafe?
Yes. Every lead also goes to your leasing software (usually by its lead email), so your team keeps working the way it does now.
Who actually talks to my renters?
Your leasing team. Our system answers the first questions from your published prices and facts, books the tour, and hands every conversation to your staff. It never negotiates rent or takes applications.
Do you do Spanish?
Yes. Spanish leasing pages and Spanish follow-up texts are available, which matters across California. One heads-up we give every client: if you negotiate a lease mainly in Spanish, California requires a Spanish translation of the lease.
